Summary

Ambitious Development Manager wanted to drive real impact in Property & Construction from Cambridge.

Cambridge's property market has been under sustained pressure for years, driven by the science and tech corridor eating up land faster than planners can process it. This is an established but growing SME in Property & Construction, the kind of business that's built a solid pipeline and now needs someone senior to keep it moving without the growing pains showing. They need a Development Manager who can hold a project from feasibility through to completion and not lose sight of the numbers along the way.

Here's what you'll be doing:

Managing a portfolio of residential and mixed-use development schemes across the Cambridge area from acquisition through to delivery

Leading site appraisals and feasibility studies, working out what stacks up financially before anyone commits money

Coordinating architects, planners, contractors and consultants so the programme actually holds together

Negotiating land deals and managing relationships with landowners, agents and local authorities

Tracking project budgets and reporting on viability, risk and progress to senior stakeholders

Steering schemes through planning, spotting problems before they become expensive ones

Here are the skills you'll need:

Solid track record as a Development Manager or in a similar development role within Property & Construction

Strong grasp of development appraisals, viability modelling and site acquisition

Working knowledge of the UK planning system, ideally with exposure to Cambridge or the wider East of England

Confident negotiator who can hold their own with landowners, agents and contractors alike

Sharp commercial instincts. You should be able to spot a bad deal at a glance

Comfortable managing several live projects at once without losing grip on the detail

Key perks and benefits:

£58,000 to £87,000 depending on experience, plus bonus scheme

Hybrid working, with time split between the Cambridge office and site visits

Private medical insurance and a solid pension contribution

Generous annual leave and flexible working arrangements

Genuine progression within a business that's still growing, not standing still

Why pursue a career in Property & Construction?

Cambridge remains one of the strongest development markets outside London, with demand for housing and commercial space showing no sign of slowing. A Development Manager who builds a reputation here carries it a long way, and Property & Construction rewards people who can combine commercial judgement with the patience to see a scheme through years of planning and delivery. Few sectors offer this much variety in a single role, from spreadsheets to site visits to planning committee meetings.
