Summary
The Asset Management Surveyor is responsible for leading and owning specific activities which support the effective management of HMCTS's operational property portfolio across designated regions, helping to ensure the estate remains fit for purpose, delivers value for money and supports the delivery of justice services.
The Asset Management Surveyor will be part of the Asset Management Team within HMCTS Property Directorate. The role will report directly to the Principal Asset Manager. Whilst the role currently has no direct line management responsibilities this may change in future.
The role assists in the management of freehold and leasehold assets, supporting a range of property and asset management activities including landlord and tenant matters, lease events, acquisitions, disposals and estate optimisation initiatives. Working closely with Principal Asset Managers and Heads of Asset Management, operational colleagues, landlords, agents and professional advisors, the role will contribute to the delivery of asset management strategies and regional property objectives.
The role provides property-related advice, maintains accurate estate records, manages governance and reporting requirements, and contributes to the continuous improvement of property management processes across the estate.

Your role as Asset Management Surveyor Grade will encompass several key responsibilities listed below (but not limited to):
• Support the management of a portfolio of freehold and leasehold properties across designated regions.
• Lead and assist with landlord and tenant matters including lease renewals, rent reviews, dilapidations, licences and other lease events.
• Support the delivery of property acquisitions, disposals and rationalisation activity, working alongside senior colleagues and external advisors.
• Maintain accurate property, tenancy and asset information, ensuring records are up to date and compliant with governance requirements.
• Be responsible for assessing, delivering and implementing actions arising from change activity/initiatives, such as the Court Adjacencies Study, while also ensuring the risk log and reports are kept updated.
• Coordinate with internal and external stakeholders including landlords, managing agents, solicitors, surveyors and consultants.
• Resolve queries with landlords and managing agents.
• Prepare and contribute to business cases, briefing papers, reports and presentations for senior stakeholders including Ministers where required.
• Monitor property-related actions, risks and opportunities, escalating issues appropriately.
• Contribute to asset performance reporting and estate management reviews by updating and managing schedules and preparing briefing notes and papers.
• Support the implementation of asset management initiatives that improve estate performance, efficiency and value for money.
• Work collaboratively with operational teams to understand property requirements and support delivery of business objectives.
• Deputise for senior members of the team where appropriate.
• Contribute to continuous improvement activities and share best practice across the Asset Management function.
• Ensure compliance with relevant legislation, government property standards and HMCTS policies for the work they undertake.
Essential skills
• Demonstrable experience in property, estates or asset management.
• Understanding of landlord and tenant principles and leasehold property management.
• Strong communication and stakeholder management skills.
• Ability to manage competing priorities and deliver work to agreed deadlines.
• Experience maintaining accurate records, data and management information.
• Strong organisational and analytical skills.
• Ability to build effective working relationships with internal and external stakeholders.
• Relevant property-related qualification such as RICS (Associate, MRICS) or equivalent professional experience.
• Experience of leading a small multi-disciplinary team/ managing consultants and preparing briefing papers, governance submissions or senior stakeholder reports.
Desirable
• Experience working within Government, Local Government or the wider public sector with an understanding of Government Property Profession standards and practices.
• Experience supporting property transactions including acquisitions and disposals.
• Hold a professional qualification such as RICS.
