The role Barworks is looking for an experienced and highly capable Group Maintenance Manager to keep our venues safe, compliant and running smoothly. This is a senior, hands-on position for a practical all-rounder who can diagnose problems quickly, complete a wide range of repairs and take ownership of maintenance across five busy hospitality sites. You will work directly with our Operations Director and CEO, while managing your own priorities with a high degree of independence. Support and decisions will always be available when needed, but day to day you will be trusted to assess issues, act quickly and see work through properly. Key responsibilities • Take ownership of planned, preventive and reactive maintenance across all five venues. • Diagnose and complete repairs involving electrical systems, plumbing, fixtures, fittings, fabric and general building maintenance, working only within your competence and qualifications. • Respond promptly to urgent breakdowns and participate in the agreed out of hours emergency call out arrangement. • Prioritise work based on safety, compliance, operational impact and guest experience, keeping venue teams informed throughout. • Create and maintain practical maintenance schedules, asset information, service records and clear records of completed work. • Identify recurring faults and recommend durable, cost-effective solutions rather than repeated short-term fixes. • Source parts and materials, obtain and compare quotations, and manage maintenance costs responsibly. • Appoint and coordinate approved specialist contractors where work requires additional certification, equipment or capacity; monitor quality, cost and completion. • Support statutory inspections, servicing and compliance activity, escalating risks or overdue actions immediately. • Carry out routine checks and support venue opening, refurbishment and improvement projects where required. • Build strong working relationships with General Managers, kitchen teams and senior leaders across the group. • Maintain tools, equipment and any company vehicle safely, securely and in good working order. What we are looking for • Substantial hands-on maintenance experience in hospitality, leisure, retail or another fast-moving multi-site environment. • Strong practical experience across both electrical and plumbing work, supported by relevant recognised trade qualification or qualifications, or demonstrably equivalent competence. • A sound understanding of safe systems of work and the limits of your own competence, with the judgement to bring in a specialist contractor when required. • The ability to diagnose faults calmly, make sensible decisions and complete work to a consistently high standard. • Excellent organisation and the confidence to manage competing priorities across several live venues. • A self-sufficient and accountable approach, with clear communication and good record keeping. • Flexibility to travel between East and Central London and respond to genuine operational emergencies outside normal working hours. • A full UK driving licence. We are recruiting a couple to fill two named roles: an Operations Manager and a Head of Housekeeping. The couple will live on site and work together across the running of the House and its events. COMPENSATION PACKAGE Salary of £36,000 per annum for each role (£72,000 for the couple) Discretionary bonus, paid after the end of each calendar year Free use of a furnished flat within the House (employer pays council tax, electricity, gas, wifi and heating) Pension contribution AVERAGE WEEKLY HOURS 37.5 hours. Five days per week, in the main 9:00 to 17:30 with one hour off for lunch. House Maintenance – Monitoring and resolving day to day maintenance issues at the House, carrying out small fixes and painting, and managing tradespeople for larger works. Grounds and Facilities – There is a full gardening team, but occasional garden, pool and tennis court maintenance work may be required. Head of Housekeeping Housekeeping – Leading all housekeeping duties (cleaning, laundry, bed changing and looking after house guests). The House has 12 bedrooms and there is also an event marquee in the grounds. Guest Care – Preparing rooms for weddings, private hire and holiday rental clients, hosting, and assisting with arrivals and departures of guests. Shared Duties Events – Ardington House has a busy events schedule (40 to 50 events per year) and the wedding season runs from April until October. During this period, weekend and evening work will be required, with days off taken on weekdays. Events are run by an event manager, but the couple will work on a rota on event days to provide hosting, to coordinate with the catering and event management teams, and to secure the House during events. Weddings take place in the marquee, and once guests have moved to the marquee it is the couple's responsibility to monitor access to the House, which is provided to overnight guests alone. Other – When the family is in residence, occasional cooking, driving (one driving licence is essential), shopping and waitering will be required. Ability to assist in the events office to cover holidays of the events team would be a bonus. ACCOMMODATION There is a fully furnished and spacious flat within the House, with all bills and wifi included. There is an outdoor swimming pool and tennis court, which staff may use when clients are not in residence. REPORTING Both roles report to the owner, Lorne Baring, who will be the line manager. The House Manager, Charlie Cross, works from the House most days. The owners do not live in the House but visit through the year with their families. The House may also be occupied at times by holiday rental clients. Position start: October 2026, with a handover period alongside the current housekeeping couple. FLEXIBLE WORKING ARRANGEMENTS These positions will suit a couple willing to work a flexible schedule. Hours are long during the peak wedding season (with weekend work) and shorter during the off season. Overtime hours accumulated during the peak season can be used as time off in lieu (TOIL) during the off season. The roles will suit couples who wish to travel or take extended periods off during the winter. The job holder will be responsible for providing supervision, knowledge and skills to prisoners in a specialist work area so they can improve their skills and future employment prospects with a view to reducing reoffending. This job description is not for use by job holders in basic assembly/packing workshops, instead Mentor: Instructor should be used. However, on an exceptional short term basis job holders can supervise prisoners in more basic workshops. This is a non-operational job in an establishment with no line management responsibilities. This role is non-rotational. Summary The job holder will be responsible for the day-to-day supervision of prisoners in the Land Based Activities and/or Horticulture work area, ensuring that targets are met, discipline is maintained, and the work area remains a safe and positive working environment. The job holder will provide knowledge and skills so that prisoners are engaged in purposeful activity, developing their skills and preparing for release. All services are to be provided to a high standard and security and control maintained at all times. They may teach prisoners towards achieving nationally recognised qualifications and may be supported by external organisations such as local colleges. The job holder will be relied upon to maintain the prison grounds and oversee planting, cropping, harvesting, and conservation in the establishment. The job holder may also assess accredited vocational qualifications. Responsibilities, Activities and Duties The job holder will be required to carry out the following responsibilities, activities and duties: Horticulture Carry out a full range of horticultural activities, giving instruction to prisoners on all land-based activity duties including use of machinery. Ensure good horticultural practice. Land based activities Maintain the establishments grounds and conservation areas including maintenance of lawns, ponds, water features, hard and soft landscaping (including laying paving and turf) and external grounds to the establishment including woodland (where appropriate). Deliver the relevant actions from the MoJ's Biodiversity Strategy and to develop and create the establishments conservation areas. Undertake small project work as advised. Undertake other instructor tasks including: You will be responsible for supervising prisoners in the work area, ensuring that work targets are met, discipline is maintained, and the work area remains a safe and positive working environment at all times. This may involve the selection process of prisoners and managing their pay. Inducting prisoners and training and training them in aspects such as Health and Safety, Control of Substance Hazardous to Health (COSHH), machinery and tools usage within your area of work. Supervisory experience is desirable. Technical requirements Must possess a full current United Kingdom (UK) driving license. Currently hold or be prepared to work towards Level 3 qualification or equivalent in horticulture. Currently hold or be prepared to work towards PA1 PA6 spray certification. Currently hold or be prepared to work towards a recognised workplace assessor qualification. Hours of Work (Unsocial Hours) Allowances Unsocial Hours Working This role may require working regular unsocial hours and a payment at the current approved organisation rate will be made in addition to your basic pay to recognise this.
