You'll play a key role in ensuring projects are delivered safely, efficiently and to the highest standards, while achieving commercial targets and providing an excellent customer experience.

As a Planned Projects Contract Manager, you will take responsibility for the operational, financial and contractual management of a wide range of construction and maintenance activities, including planned maintenance programmes, kitchen and bathroom replacements, refurbishment works and mechanical and electrical upgrades. Leading a large operational workforce and supply chain partners, you'll drive performance, promote a positive health and safety culture, and ensure projects are delivered on time, within budget and to agreed quality standards. Working closely with colleagues, clients and stakeholders, you'll help identify new business opportunities, champion continuous improvement and contribute to the ongoing success and growth of HMS.

Working Pattern:

This role will be primarily based at our HMS Sutton Fold office; however, the successful candidate will be required to travel to other Torus Group offices and locations as required to meet business needs. Flexibility will be required, including participation in an out-of-hours rota where necessary, to support the delivery of a seamless maintenance and construction service.

What you'll be doing:

- Lead the delivery of planned maintenance, refurbishment and construction programmes, ensuring all contractual and performance targets are achieved.

- Manage and motivate operational teams, including Site Managers, direct labour and subcontractors, fostering high levels of performance and customer service.

- Oversee the planning, scheduling and delivery of works to ensure projects are completed safely, on time, within budget and to specified quality standards.

- Monitor contract performance, programme delivery and operational efficiency, identifying opportunities for service improvements and commercial growth.

- Manage income, expenditure and contract budgets, ensuring financial targets are achieved and company financial regulations are followed.

- Lead contract administration activities from project inception through to completion and invoicing.

- Drive continuous improvement initiatives, implementing new technologies, systems and ways of working to enhance service delivery.

- Ensure robust health and safety compliance across all projects, promoting a positive safety culture throughout the workforce.

- Develop strong relationships with clients, customers and key stakeholders, providing proactive and solution-focused support.

- Investigate and resolve customer complaints, operational issues and performance challenges effectively.

- Support the development, coaching and mentoring of team members, helping to create a high-performing culture.

- Contribute to business development activities and support the growth of HMS through identification of new opportunities.

- Prepare and present performance reports, briefings and updates to senior leaders, clients and stakeholders.

What we're looking for:

- HNC/HND in Construction, NVQ Level 4 in a Construction discipline, or working towards an equivalent qualification.

- CITB Site Management Safety Training Scheme qualification (or working towards) and a valid CSCS card or similar health and safety qualification.

- Significant experience within construction, planned maintenance or refurbishment environments.

- Thorough understanding of construction, building maintenance and contractual delivery requirements.

- Proven experience managing multi-disciplinary operational teams and subcontractors.

- Experience managing budgets, financial performance and commercial delivery within a construction or maintenance setting.

- Strong knowledge of site health and safety legislation and best practice.

- Experience developing work programmes and implementing performance management measures.

- Demonstrable experience coaching, developing and motivating teams to achieve business objectives.

- Excellent communication and stakeholder management skills, with the ability to build strong working relationships.

- Full UK driving licence and ability to travel independently across operational locations.

- A flexible, proactive and resilient approach, with a commitment to continuous improvement and delivering excellent customer outcomes.

Interview Process:

Shortlisted candidates will be invited to attend an interview at one Stonebridge Office, week commencing 9th November 2026.
