Summary
Join a sme Property & Construction company as a Land and Development Manager in Manchester.
Land supply in the North West is tight, and the businesses winning right now are the ones who can spot a site before it hits the open market. This established Property & Construction firm has grown steadily over the years by doing exactly that. It's now looking for a Land and Development Manager to strengthen its pipeline across Greater Manchester and beyond, working within a team that values sound judgement over guesswork.
Here's what you'll be doing:
Identify and appraise land and development opportunities across Manchester and the wider North West
Build relationships with landowners, agents and local authorities to secure sites ahead of competitors
Lead on due diligence, including title checks, planning history and site constraints
Prepare land appraisals and feasibility studies to support acquisition decisions
Negotiate heads of terms, options and conditional contracts on new opportunities
Work closely with planning, technical and finance colleagues to keep sites moving through the pipeline
Here are the skills you'll need:
Solid experience in land and development, ideally gained with a housebuilder, developer or consultancy
A working grasp of planning policy and the development process from acquisition through to delivery
Confident negotiator who can hold their own with landowners and agents
Strong financial acumen, including residual valuations and viability appraisals
Good written and verbal communication, you'll be presenting to senior stakeholders regularly
A full driving licence, since site visits across the Manchester region are part of the job
Key perks and benefits:
£55,500 to £81,500 depending on experience, plus bonus scheme
Hybrid working, with flexibility to balance site visits, office time and home working
Private medical insurance and pension contribution
Generous annual leave and flexible working arrangements
Genuine progression opportunities within a growing business
Why pursue a career in Property & Construction?
Manchester remains one of the strongest development markets outside London, with sustained demand for housing, logistics and mixed-use schemes. A career in Property & Construction rewards people who can think commercially and build relationships that last years, not months. Land and development work sits at the sharp end of that, and good land and development managers are always in demand.
