Summary

An opportunity has arisen for a Senior Property Manager to join the Capital Development Directorate at Buckinghamshire Healthcare NHS Trust.

Reporting directly to the Director of Capital Development, you will be responsible for the effective management of the Trust's property portfolio across its multi-site estate, including all freehold and leasehold interests, licences to occupy, wayleaves, easements, rent reviews and lease renewals. You will protect the Trust's legal and financial interests and ensure statutory and contractual property obligations are met.

You will have proven knowledge, qualifications and experience in managing a complex property portfolio and will hold membership of a relevant chartered institute such as the Royal Institution of Chartered Surveyors. You will have in-depth knowledge and experience of negotiating landlord and tenant and other property-related matters and be able to consult effectively with legal advisors and other professional consultants.

You will manage the Trust's portfolio of freehold and leasehold property interests, maintaining an accurate and up to date property and asset register of leases, licences, wayleaves and easements. You will lead on lease renewals and rent reviews, negotiating with tenants, landlords, agents and the District Valuer or other retained valuers to protect the Trust's financial and legal position, and will monitor lease events, including break clauses, rent review dates and lease expiries, escalating risk ahead of critical dates.

This will include negotiating, preparing and managing licences to occupy for third-party occupiers of Trust premises and for Trust occupation of third-party premises, and managing wayleave agreements and statutory easements with utility companies. You will prepare and issue letters of indemnification and other property-related legal and contractual documentation, and will deal with landlord and tenant matters including statutory notices, dilapidations and service charge queries.

You will be required to provide assurance that the Trust is fulfilling its statutory and regulatory requirements with regard to property transactions, occupation, and adherence to landlord and tenant and freehold title obligations. You will also oversee space planning and utilisation across the estate through line management of the Space Planning Project Manager, and will deputise for the Director of Capital Development as required.
