Main Purpose of the Job:

Responsible for undertaking all maintenance, minor repairs, technical inspections and associated activities required towards ensuring the safe upkeep and that optimum standards are maintained in the use of the Council�s Temporary Accommodation (TA) Hostel portfolio.

Key Areas of Responsibility:

1. Utilise a variety of methods and equipment to ensure all hostel units communal areas including all furniture, fittings and equipment sited in the communal areas are regularly and frequently maintained following a programme of work in order to ensure that Councils hostels are kept to a high quality standard for the safe use of residents.

2. To assist in robust void monitoring and turnaround; identify and report empty units, and liaise with the Hostels� Services Surveyor and by agreeing on and ensuring the speedy completion of remedial works and works orders and the preparation of void properties to agreed letting standards and timescales.

3. Be alert and responsive to the service needs by assisting with the clearing of and cleaning of any vacant rooms where necessary so that they can be promptly turned around for use in line with services objectives and targets.

4. Assist in contacting utility companies and arranging for meters to be read and data collated for monitoring and reporting purposes as necessary.

1. Ensure that all properties are furnished to agreed standards liaising with team members in the re-ordering and replacement of damaged or missing furniture and /or fittings.

2. To meet with new residents to complete the letting procedure and ensure that they are aware of, and understand their responsibilities in relation to health and safety during their stay.

1. With appropriate training, carry out maintenance to hostels to include but not exclusively:

• Key management/Lock changes

• Repairs to windows/doors/furniture/sanitary ware

• Plumbing

• Electrical repairs, if possible

• Painting

• Grounds maintenance

1. To ensure all repairs are accurately and timely input on repairs Northgate system

2. To undertake and be responsible for regular Health & Safety checks in accordance with the Council�s Health and Safety procedures to ensure equipment such as Fire Alarms and Fire Alarm Panels are regularly tested and maintained and assist with regular fire drills in hostels

3. Respond to emergency situations, liaising with emergency services as required and develop good working relations with other stakeholders that have a direct influence on the section promoting a joined up approach in the operational deployment of services.

• To carry out forced entries and assist with evictions.

• To be responsible for the storage and/or transportation and disposal of residents abandoned possessions.

• To respond to emergencies and other incidents as required.

1. To be responsible for the safe keeping and security of allocated hostel keys and lock systems.

• To carry out hostel clearances, taking due regard to the sensitivity of personal possessions and ensuring that clearances involving white goods, toxic waste or greenery are done so in compliance with all relevant legislation and recycling priorities.

• To prioritise tasks in response to changing circumstances, emergencies as they arise, and the need to carry out routinely programmed tasks.

• To keep within budget guidelines when purchasing materials, making innovative use of available resources in order to maximise value for money for the organisation.

• To negotiate sensitively with residents when dealing with possible disputes over repair responsibilities.

• To be responsible for a set of tools (including power tools) and a van provided by the council. To carry out routine checks on the vehicles supplied, and keep them clean and in good order.

• To be responsible for the security of the hostels technical services storage facility.

• To take responsibility, appropriate to the post, for continuing the recycling scheme which involves using old materials to carry out repairs and making sure that this doesn�t pose health and safety risks

• A significant amount of the work may require the post holder to work outside.

To be aware of the Health and Safety responsibilities associated with the role and to ensure compliance and good practice with these, taking into account risks posed by substances such as asbestos and how to mitigate against such risks

Generic Responsibilities:

1. Be a champion for excellent customer service delivery and customer care and contribute to the development and delivery of an integrated service.

2. Be self serving with respect to administration, case record keeping and other related duties and utilise IT systems to update and record information required according to guidance and established procedures.

3. Participate in appraisals, one to ones, objective settings, personal development plans and working group meetings and take a full and active role in service development, including service reviews.

4. To carry out the duties of the post in accordance with the Data Protection Act, the Health & Safety at Work Act and other relevant legislation, as well as Council policies, procedures, Standing Orders and Financial Regulations.

5. To carry out the duties of this post with due regard to the Council�s Equal Opportunities Policy and to actively promote and uphold the Council�s FRESH values.

6. Take responsibility, appropriate to the post, for ensuring compliance with council policies and procedures aimed at promoting and safeguarding the welfare of vulnerable children and adults.

7. Take responsibility, appropriate to the post for promoting diversity including tackling racism and good race, ethnic & community relations.

8. To undertake any other duties appropriate to the grade, that may be required. These may be varied from time to time to meet the needs of the service.
