Summary

Pinnacle Group are looking for an experienced Property Manager to join our Homes Team and manage a portfolio of approximately 548 homes across the Portsmouth patch, covering Portsmouth, Southampton, Bournemouth, Bognor Regis and surrounding areas. This role is responsible for delivering an excellent housing management service across a mixed-tenure portfolio including affordable housing, social housing and shared ownership properties. Working closely with residents, clients and stakeholders, the successful candidate will take ownership of their patch, ensuring high service standards are maintained while fostering positive communities and delivering an outstanding customer experience. The portfolio size is currently under review and may be reduced in the future.

The ideal candidatewill have experience within housing management, residential lettings or the wider property sector and be passionate about delivering exceptional customer service. They will be an organised and self-motivated individual with strong communication and relationship-building skills, capable of managing a varied workload and building effective partnerships with residents, contractors and clients. The successful candidate will be proactive, resilient and solutions-focused, with a good understanding of housing management practices and a commitment to maintaining high standards across their portfolio.

A full UK driving licence and access to a vehicle are essential. This is aremote, home-based role, with site visits and travel required2 to 3 days per week.

Key responsibilities will include:

  • Report directly to the Regional Head of Partnerships and deliver on the strategic and operational objectives set for the portfolio.
  • Take full ownership and accountability for the assigned site(s), ensuring they are maintained to a high standard and meet all contractual and compliance requirements.
  • Monitor the performance of contractors and service providers, holding them accountable for the quality and timeliness of their work.
  • Manage all property management functions, including void turnarounds (viewings, sign-ups, mutual exchanges), inventory management, and check-out appointments.
  • Address and manage anti-social behaviour cases, including the preparation and serving of legal notices, and represent the organisation in court proceedings when necessary.
  • Respond to tenant and client enquiries via telephone and written correspondence, ensuring timely and professional communication.
  • Prepare and support the production of accurate and timely monthly/quarterly client reports.
  • Conduct regular estate inspections, identify issues in communal areas, and ensure that required actions are completed without delay.
  • Work in partnership with the Technical Team to oversee health and safety compliance and ensure timely resolution of any actions.
  • Manage residential compliance, log and track tenant repairs using Fix-Flo software and client systems and oversee defect resolution.
  • Maintain accurate and up-to-date tenancy records and ensure full compliance with legal and policy requirements.
  • Collaborate with team members and provide support or cover when required, as directed by the Regional Head of Partnerships.
  • Build and maintain strong relationships with tenants, contractors and stakeholders, always ensuring service excellence and a positive customer experience.

Key requirements:

  • Experience within frontline housing management, residential lettings, or the wider property sector, with a strong understanding of affordable housing management and tenancy services.
  • Good knowledge of housing legislation, regulatory requirements, and current best practice, with the ability to apply this knowledge effectively across a varied property portfolio.
  • Proven ability to manage core housing management activities including voids, sign-ups, estate inspections, repairs reporting and resident engagement.
  • Strong communication, organisational and IT skills, including proficiency in Microsoft Word and Excel, with the ability to produce accurate reports and maintain effective records.
  • A proactive, resilient and customer-focused approach, with the ability to work independently and as part of a team. A CIH, ARLA, or equivalent qualification is desirable, or a willingness to work towards one.
