face of the development with residents and visitors, displaying professionalism and a genuine care for the property.

* Acting as the face of the building alongside the Community Hosts, displaying professionalism and genuine care for the
property.
* Lead day-to-day activities to a high standard to ensure a fantastic resident experience.
* Motivate and engage staff to create a high-performing team.
* Support the Assistant General Manager and General Manager to instil trust and confidence with our client.
* Be self-motivated to learn and improve performance, ready to become an Assistant General Manager when the opportunity presents
itself.
Key responsibilities
* Act as a role model for the values and key behaviors outlined.
* Effectively line manage the Community Hosts by providing all the new starter onboarding, training and support needed for
success, providing regular positive and constructive feedback by conducting monthly 121s acting as a coach and mentor
as required.
* Ensure all policies and procedures are followed, paying close attention to detail, and providing both positive and constructive
feedback.
* Promote effective two-way communication and true engagement.
* Co-produce the rota to ensure adequate resource is planned in advance.
Client Relations
* Support with delivering accurate and high-quality reporting by deadlines.
* Ensure Property Management Agreement KPIs are achieved.
* Provide sound operational recommendations in a timely manner.
Leasing and Marketing
* Manage the property portal listings, create social media content and scheduling, support with marketing suggestions
and campaigns.
* Conduct viewings and manage any walk in viewings or enquires.
* Submit applications to the central leasing team with the correct paperwork.
* Maintain 100% file audit compliance e.g. inspections and resident accounts.
* Ensure the Community Hosts are trained to conduct leasing activities.
* Keep our void days and occupancy levels in line with our KPI targets.
Move Ins/Renewals/Move Outs
* Oversee the move in and move out process, ensuring (Standard Operating Procedures) SOPs are followed while providing a great
resident experience.
* Ensure post move in/move out admin is recorded correctly and in a timely manner.
* Oversee and complete apartment inventories, utility meter reads, 3rd party billing accounts management if applicable and
deposit are returned within SLA.
Resident Services and Engagement
* Lead by example and deliver great customer service. Ensure each team member meets the required customer service standards and
motivate staff to go above and beyond.
* Manage the property inbox and PMS by delegating and completing tasks in a timely manner.
* Support the Community Hosts with general enquiries and complaints as per our policies.
* Oversee resident services such as parcel management, key security, amenity bookings, car park management and housekeeping
cleans.
* Ensure all building administration is completed such as council tax and utility information.
* Ensure the daily checklist is completed by the Community Hosts and that a detailed handover is provided at the end of each
shift.
* Assist with the organisation and planning of Resident events. Promote interaction of residents through socials, activities and
encourage residents to utilise the communal spaces.
* Continuously improve service delivery by monitoring and responding to feedback, surveys and online portals reviews. Meet
resident review KPI targets for Homeviews and Google.
* Manage debt and arrears working closely with the finance support teams.
* To ensure that the buildings are properly resourced and serviced at all times, with any absences catered for and you will cover
the reception desk when required.
Building Services
* Work with the team to ensure maintenance requests are logged and actioned promptly withing SLA targets, that the building meets
high cleanliness and appearance standards.
* Manage aspects of health and safety of the building to ensure 100% PPM’s compliance.
* Support and complete risk assessment remedial actions, ensure ESG utility data is logged.
* Laise with contractors when required, complete site inductions, manage the quality of work and make sure we are
getting preferable rates reducing operational costs in budgets.
* Deliver and manage our financial budgets, ensure efficiencies are in place to drive further savings and improve our NOI.
Who you are (key skills & experience)
* You’ll have experience within an operation site-based role, preferably in residential property management.
* Experience managing and leading a team.
* Significant experience of delivering excellent customer service.
* You’ll have a good understanding of UK Lettings regulations and building health and safety requirements.
* You’ll have excellent communication skills – both verbal and written.
* Customer service, including negotiation skills, dealing with difficult situations and conflict management, resolution skills.
* You’ll be a true team player. People management skills and the ability to achieve great results through people, coaching and
feedback skills.
* Proficient in the use of IT Microsoft office packages and database systems.
* Organisation skills and time management, with a close attention to detail.
* Effective planning, prioritising and decision-making skills.
* ARLA qualified Level 3 (Association of Residential Lettings Agents) or BTR TPI Level 2 (desirable)
* First Aid, Health and Safety, Lifting and Manual Handling qualifications (desirable)
