Summary

R&D Group is seeking an experienced Quantity Surveyor / Estimator to join our growing construction, social housing, insurance reinstatement and property repairs business.

This is a hands-on commercial role with a clear development route towards wider Commercial Manager / Commercial Lead responsibilities as the business grows.

You will work directly with the Managing Director and alongside our Operations Director, Contracts Manager, Finance Team, surveyors, administrators, suppliers and subcontractors.

This is an opportunity to build our QS, Estimating and Commercial function with us as we grow, rather than simply step into an established department. You will have real input into how the function develops, with scope to take on greater responsibility and potentially help lead the team in the future.

The role will initially focus on core Quantity Surveying and estimating responsibilities, including:

Preparing quotations, estimates and detailed cost build-ups.

Pricing responsive repairs, roofing, social housing works, insurance reinstatement, complex repairs, planned maintenance, refurbishment and minor construction works.

Reviewing drawings, specifications, photographs, surveys and site measurements.

Measuring works and identifying missing, unclear or duplicated scope.

Working with NHF Schedule of Rates, client-specific SORs, measured works, dayworks, non-coded works and bespoke quotations.

Ensuring pricing includes labour, materials, plant, scaffolding, waste, subcontractors, overhead, commercial risk and profit.

Preparing and submitting interim and final applications for payment.

Producing supporting costing sheets, valuation build-ups and commercial schedules.

Measuring and valuing completed works.

Ensuring SOR items, quantities, variations, additional works, dayworks and other recoverable values are included within applications.

Compiling photographs, instructions, completion records and supporting commercial evidence.

Reconciling original order values, variations, previous applications, certified amounts and outstanding values.

Maintaining application, valuation and WIP registers.

Identifying completed or partially completed works not yet included within an application.

Challenging omitted or reduced values where contractual entitlement exists.

Supporting preparation and agreement of final accounts.

Managing variations and additional-work submissions.

Maintaining appropriate commercial evidence and audit trails.

Reviewing and commercially managing insurance reinstatement works from initial survey and quotation through approval, delivery, completion and commercial closeout.

Monitoring labour, material, plant, scaffold and subcontractor costs.

Identifying underpricing, overspending, commercial leakage and unrecovered value.

Supporting cost-value reconciliations, margin reviews and profitability reporting.

Obtaining and comparing supplier and subcontractor quotations.

Negotiating rates and commercial terms.

Supporting purchase-order and committed-cost controls, including our No PO, No Pay procedure.

As the role develops, responsibilities may expand into:

Wider contract commercial management.

CVRs and commercial forecasting.

Procurement strategy.

Contract reviews and commercial risk management.

Tender and framework assessment.

Bid/no-bid decisions.

Tender pricing and commercial submissions.

Contract mobilisation.

Commercial reporting to the Managing Director and Board.

Development of commercial systems, procedures and controls.

Supporting the recruitment and development of future QS, Estimating and Commercial staff.

The role is primarily office based in Manchester / Trafford, with travel to sites and client meetings across Greater Manchester and the wider North West when required.

Normal working hours are Monday to Friday, approximately 8:00am–4:30pm.

Starting salary is £38,536.48–£45,000 per annum, dependent on experience and demonstrated commercial capability.

Company pension is included, with opportunities for performance-based bonuses and future salary increases subject to individual performance, business growth and Board approval.

There is a structured opportunity to progress towards a Commercial Manager / Commercial Lead position, with potential earnings towards £60,000 per annum by the end of Year 3, subject to successful development of the role, increased responsibilities, individual performance and continued business growth.

The Finance Team will remain responsible for raising VAT invoices. The Quantity Surveyor / Estimator will be responsible for preparing the commercial applications, valuations, costing information and supporting documentation submitted to clients.
