SALARY: £48,556 to £58,779 per annum + Benefits

LOCATION: Staines-upon-Thames, Surrey

JOB TYPE: Full-Time, Permanent

WORKING HOURS: 35 hours per week, Monday to Friday

KEY REQUIREMENT: A full clean UK driving licence and access to a car is essential to the role

JOB OVERVIEW

Play a key role in improving housing assets and helping residents live in safe, well-maintained homes.

As a Building Surveyor you will carry out surveys, diagnose complex repairs and manage works relating to damp, mould, disrepair and wider property condition.

The Building Surveyor will support compliance with Awaab’s Law, HHSRS, CDM Regulations and relevant housing legislation, while managing risk, budgets, contractors and case progress.

This Building Surveyor role would suit someone with strong technical judgement, clear communication skills and a practical, resident-focused approach.

DUTIES

Your duties as the Building Surveyor include:

• Property Surveys and Inspections: Assess homes, communal areas and external structures to identify defects, maintenance needs, risks and improvement opportunities

• Damp, Mould and Disrepair: Diagnose causes, manage cases and specify effective remedial works in line with legislation and best practice

• Repairs and Project Management: Write specifications, manage repairs, oversee minor works projects and ensure works are delivered safely, effectively and on time

• Compliance and Technical Advice: Support compliance with building regulations, CDM Regulations, HHSRS and wider housing requirements, producing clear technical reports

• Contractor Performance: Monitor contractor quality, review KPIs, approve out-of-scope works and support continual service improvement

• Financial Control: Manage budgets, monitor spend, use the NHF Schedule of Rates and authorise contractor invoices

• Complaints and Case Management: Support service recovery, investigate complaints and manage cases through housing management systems

• Stakeholder Communication: Work with residents, internal teams, contractors, local authorities, legal teams and other partners to deliver effective solutions

CANDIDATE REQUIREMENTS

ESSENTIAL

• Educated to GCSE level or equivalent in Maths and English, Grades A* - C

• HNC, degree or equivalent qualification in Building Surveying, Construction, Civil Engineering or a related discipline, or equivalent professional experience

• Previous experience working in housing regulations, building codes and safety standards

• Previous experience in construction, property maintenance, repairs or residential surveying

• Good knowledge of the causes and remediation of damp and mould

• Good knowledge of CDM Regulations 2015, HHSRS and relevant housing legislation

• Strong IT skills, including Microsoft applications and the ability to produce clear technical specifications, letters and reports

• Excellent communication and interpersonal skills

• Full clean UK driving licence and access to your own vehicle

DESIRABLE

• Fully conversant with NHF Schedule of Rates (M3NHF)

• Experience using Microsoft Dynamics, Total mobile or similar housing management systems
