They are looking for freelance Site Managers with Enhanced DBS clearance who have experience on school refurbishment projects. Job Description The Site Manager is responsible for overseeing and managing all aspects of school refurbishment projects on a live site. This role requires ensuring projects are delivered safely, on time, within budget, and to the required quality standards. The Site Manager acts as the primary point of contact on site, coordinating with subcontractors, suppliers, and the client to maintain smooth operations and resolve issues promptly. Key Duties and Responsibilities • Plan, organise and supervise all site activities related to education construction and refurbishment projects. • Ensure compliance with all health and safety regulations, including maintaining site welfare and security standards. • Manage subcontractors and suppliers, ensuring work is completed to programme and quality expectations. • Conduct regular site inspections and quality audits to maintain project standards. • Prepare and maintain accurate site records, including daily reports, risk assessments, method statements, and progress updates. • Monitor project budgets and resource allocation, reporting any variances or issues to the client and senior management. • Coordinate deliveries and manage site logistics to ensure efficient workflow. • Maintain effective communication with all stakeholders, including clients, design teams, and regulatory bodies. • Ensure all site personnel hold the necessary qualifications and certifications, including valid Construction Skills Certification Scheme cards. • Manage and resolve on-site issues promptly to minimise disruption to the programme. Required Qualifications • Site Management Safety Training Scheme (SMSTS) certification. • Valid Construction Skills Certification Scheme (CSCS) card. • First Aid at Work qualification. • Enhanced Disclosure and Barring Service (DBS) check. • Asbestos Awareness training. • Scaffold Inspection certification. Education and Experience • Proven experience managing education construction and refurbishment projects, preferably within the school sector. • Experience working on live school sites, demonstrating an understanding of safeguarding and minimal disruption requirements. • Demonstrable knowledge of construction methods, site management procedures, and relevant health and safety legislation. • Experience in managing both small and medium scale refurbishment projects. Knowledge and Skills • Strong leadership and organisational skills, capable of managing multiple contractors and tasks simultaneously. • Excellent communication skills with the ability to liaise effectively with clients, subcontractors, and site teams. • Detailed understanding of health and safety legislation and best practise, particularly in an education environment. • Competent in preparing and maintaining site documentation and reporting. • Ability to identify risks and implement appropriate control measures. • Proficient in planning and scheduling to ensure project milestones are met. • Problem-solving aptitude with a proactive approach to site management challenges. Working Conditions • Full-time contract role based on site in the West Midlands with regular working hours, subject to project demands. • Work is primarily outdoors on active construction sites, requiring adherence to safety protocols and use of personal protective equipment. • Occasional requirement to attend meetings off-site or outside normal working hours. • Must be able to manage the physical demands of site inspections and supervision. Ensure projects comply with CDM 2015, Construction Phase Plans, RAMS, permits, NERS requirements and relevant E.ON/NGED Electrical Safety Rules. Manage subcontractors, suppliers and site teams, ensuring works are delivered safely and to programme. Coordinate testing, commissioning, inspections, technical handover and NERS adoption documentation. Manage permits to work, isolations, outages and other activities within permit-controlled HV environments. Act as the key site contact for E.ON, DNOs, clients, highways authorities, landowners and other stakeholders. Maintain high standards across health & safety, quality, compliance and site documentation. Essential Previous Site Manager experience delivering HV electrical infrastructure projects. Proven experience delivering NERS projects through to adoption. Strong knowledge and practical experience of 11kV and 33kV distribution networks.
